								<content:encoded><![CDATA[<p>Photos can help property buyers see what a home looks like but Virtual Reality tours let the buyer get a &#8220;feel&#8221; for the home by immersing themselves inside it.</p>
<p>Andrew Flynn, from Adelaide&#8217;s My Property Buyer, works as a buyer&#8217;s agent and his use of VR technology has helped his clients hone in on the property they are most aligned with, without even having to visit the site.</p>
<p>&#8220;Whether it&#8217;s fly in fly out buyers, buyers from interstate or overseas or those just wanting us to do the legwork for them, our client&#8217;s who have used this technology are relieved they can save time, effort and money in not having to travel to opens in person&#8221; Mr Flynn said.</p>
<p>The camera shots are taken on site, with the permission of the selling agent, with a specialised camera and then uploaded to a software platform one at a time. The photos are then placed into a floorplan, which makes for easy navigation from room to room. Mr Flynn says that &#8220;this is where the interactive fun starts!&#8221; The software allows for tagging of items so the buyer can click on an icon to uncover further details about a certain object or feature. For example, in the link provided on our web homepage, there are icons highlighting the artificial turf, SMEG appliances and various upgrades around the home.</p>
<p>Full VR experience versus screen scrolling lets sees you be able to turn your phone to landscape and pop into some VR goggles and then you will experience the full VR effect. Here&#8230; there are crosshairs in the sight of the goggles and you lean down to bring up the menu and it can open the range of rooms available for viewing and the &#8220;float&#8221; in front of you awaiting you to move the crosshairs over your room of choice to move the camera to that room. Alternatively, you can simply use your finger to move yourself around the screen and the little triangles on the floor let you travel from room to room.</p>

								<content:encoded><![CDATA[<p>As a Buyers Agent, my role is to help Home Buyers through a myriad of questions and then ultimately help them secure the right property for their needs.</p>
<p>A recent trend we are seeing at My Property Buyer is our clients enquiring about existing or &#8220;real&#8221; homes as opposed to land and builds or buying off the plan. One of the reasons behind this trend is the convenience of not having to wait for their home to be built and another is the ability for them to touch and feel the potential property prior to signing paperwork. With unfortunate stories of builder&#8217;s going under and some developments running way behind in time, it seems many buyers are becoming more cautious and opting for a &#8220;better the devil you know&#8221; attitude.</p>
<p>Interestingly, this is even true for some First Home Buyers, despite the lure of $15,000 (in Adelaide) for the First Home Buyers Grant should they purchase a brand new home, purchase land and build or buy a property off the plan. Wanting it now is the main reason for this but also the pricing of existing homes is presenting to some as better value than buying brand new.</p>
<p>Government policies to scrap First Home Owner Grant availability on existing homes and to restrict residential Property Investors depreciation claims on plant and equipment to new homes and builds only, has seen properties only a few years old slipping through the cracks in many buyers considerations. However, these properties can have items still under warranty and they&#8217;re often located in popular infill areas with convenient access to schools, parks, shops, transport and health services, which are all factors taken into account when clients are weighing up their purchase options.</p>
<p>At My Property Buyer we present the case for all types of dwellings to our clients and ultimately they choose the direction that best works for them. We then work with their Mortgage Broker or Lender to confirm their budget, which then allows us to hone in on locations they can afford.</p>
<p>It will be interesting to see how this trend unfolds into 2020, but for now it appears that &#8220;real houses&#8221; are the current flavour in Adelaide.</p>

is consistent amongst most of them is the fear of taking the first step and the fear of the unknown.</p>

								<content:encoded><![CDATA[<p>As a buyers agent, my job is to prep my clients to be fully prepared for an auction.</p>
<p>Recently, I bid and won at auction against two other bidders who went through the process of turning up to the auction, going through the registration process to then simply watch me offer one single bid.  The fact was&#8230; one hadn&#8217;t organised their building inspection and the other hadn&#8217;t organised their pre approval for finance. Both were hoping there&#8217;d be no bidders, the property would be passed in and then they&#8217;d be able to make an offer with &#8220;subject to&#8217;s&#8221; attached. This strategy cost them a real chance at securing a property they were genuinely interested in. As the only and therefore highest bidder, I asked for the auction to be held over then I went inside and negotiated the final price with the vendor via the auctioneer.</p>
<p>At My Property Buyer, in our preparation, we work closely with your mortgage broker or lender to ensure all the numbers stack up before we head to the auction. We also make sure we have the deposit requirements met and if we are short of the normal 10% deposit required, we pre negotiate a lower figure for you. Then there&#8217;s the insurance cover note to think about and the arranging of the building inspection before the auction day.</p>
<p>However, the most important part of the preparation is research. Researching the price one should pay takes skill and expertise. There are many factors that come in to play and it&#8217;s imperative that you strip away the emotion. Then, once we are there on auction day, we stick to our guns on our top price to pay and we walk away in need. The key is to have our figure as precise as possible with a few little limit tricks kept in mind&#8230; for those, we will need to take our talks further.</p>
<p>Whilst it may seem hard to believe,  I love auctions as a buying practice. It&#8217;s the most transparent way to buy a property and when you have a limit in place that you are not prepared to go over&#8230; bidding at action means you have every chance of getting the property for less than you were willing to pay.</p>
